American Vacation Homes - Orlando

The only problem I had was we called them from the time we made our reservations to request heated pool and when we arrived there was no heat we called and spoke with someone twice and they said they would talk with the manager and see what they could do unfortunately they did nothing. We couldn't even get anyone to call us back. The private pool was […] the reason for booking this house and was a disappointment not being able to enjoy it. It was a nice stay, but you all need to do something about the ANTS they were real bad (big red ones). the pool was need to be clean of all I will be glad to stay again......thank you.

Very nice and quiet community. Comfort feeling of being at home. Con is there is no house keeping. Needed extra toilet paper during our stay. Each room had one roll. Overall experience was great, i would do it again and recommend to a friend.

The experience that my family and I had with this company can be only compared to a horrible nightmare. The actual property is not as advertised. We arrived to the property (at a very undesireable condominium location) around 11pm and as soon as we entered the condo the was a very strong odor coming from the entire apartment. The carpets had very disgusting […] stains throughtout the whole apartment. The kitchen was disgusting and they had a burnt pot on the counter (You would think they would have cleaned before taking a guest to their property). The fridge had a very strong odor of rotten food. The walls were dirty and the beds seemed dirty and the bathroom door did not work approprietly (Door could not be shut). Seeing that the beds seemed dirty we inspected them and found actual pubic hairs and bugs (lice, bed bugs?) There was a live lizard under the bed and the furniture was very worn (some were even broken. I decided that I could have my family stay at this place (my mother, father, wife and two daughters 1 y/o and 3 y/o). We left the property at around 12am and did not find a hotel room until 3am. The next day I called to make the complain and found the staff to be very unresponsive. It took me four days to actually speak with a supervisor. I recieved the refund from the travel agency and I am still waiting from the deposit refund (the vacation company does not mention in the advertisement.) I took pictures of the disgusting place and I will be filing a formal complaint with the FTC which is the federal agency for consumer protection. They had a very poor explanation for this incident. The House was breath taking ... Cant wait to visit again

Hotels.Com sold me an apartment hotel. Acctually it is a vacation rental and you do not have any idea what you are going to get or where it is located.

This was a very nice vacation home. There were some minor problems but nothing to big. It was roomy and very well furnished. I liked that it had a laundry room it came in handy. The only thing I didn't like about it was the location. We were so far away from everything the neighborhood was nice but just too far away. When I booked this home I was under […] the impression that it was going to be in Orlando but when I checked in I found out it was 45min outside of Orlando. rooms were nice, bathrooms plentifull.kitchen and dining rooms more than adequate, prices were fair, kids loved the many tvs and game room.

When we arrived we recieved a 4 bedroom home instead of a 3 in a gated community. We were very please of the enivironment (away from the hussle and bussel of the city life but yet close to everything). Would highly recommend to friends and will be using again in the near future.

I was very disappointed with this company, American vacation Homes. I advised that I would have a late arrival. When I arrived the company was closed and I had no instruction on how to get to my rental. I was on the phone with hotels.com for 30 minutes until they told us there was a lock box. I had to drive back to the location of American Vacation […] homes and found a hidden lock box with an envelope with my name on it. I found my vaction home fine afterwards. I should have recieved instructions to begin with of how late arrivals are processed. The home had several issues. The disposal didn't work, the dryer didn't dry, and the master bedrooms bed was super squeaky. Thank go my sister is a technician and got the dryer to dry and I didnt have to go to a laundry mat. I rented a home with a full kitchen to cook and save money. Most of the pans were dented and the stove top burners did not heat well and were lop sided. I had to go and buy a new frying pan to cook. When it was time to check out, the instruction in my envelope said I needed to call when I was leaving to let the company know I was checking out so I would not be charged a late leaving fee. OF course on a Sunday, American Vacation Homes was closed at 9:30am when thier check out is 10am. I once again was on the phone with hotels.com in which they tried calling the company to no avail. Our home was very nice, overall. Our service on the other hand was horrible. Our check-in time was suppose to be at 4pm and we did not check in until 6:30pm. We were told that our key was on the way and the person that had it was in traffic. In the end there was no key in fact there was a code to get into the property. the address given was not for the actual house as i was told it was. The picture i was guaranteed was the actual house was not. It did not have a King bed. The mattresses were old. There werent enough towels for the amt of people i put were staying. NO cleaning supplies left. NO flat screen tv in the living room and small tv in master bedroom. less […] than 1/2 roll toilet paper left. Not enoughcook ware. THIS IS DEFINATELY NOT A VACATION HOME AWAY FROM HOME. The house had good location and affordable price, but air conditioning was broken, I arrive friday night they fixed monday morning, even that I arrived afeter check in time and had my confirmation it took about two hours for them to give me the keys for the check in

We spend 1 hour at the checking, still at 6:00pm they informed us the house wasn't ready and finally we got the key for a townhouse pretty far from Orlando. After arrive we found a very ugly house with dirty carpets, old towels, dirty bed and really bad appearance... The checkin process is horrible. Its a long procedure. Be prepared for a $250 deposit credit card thats returned in 30 days or a $75 insurance policy non refundable or $1000 cash deposit. When you are finally done... they give you direction to another location, to your home. The house was much larger than we expected and was a wonderful place to relax. We were very close to Disney to visit the theme parks. The neighbourhood was quiet and the private pool was wonderful. Our house even came with strollers and pool toys which were great for our young family. We will likely book with American vacation homes again.

how the information to enter into the house could have been done a different way... the information that i received before hand wasn't accurate about the deposit.... after my stay i called the office a few times to see if everything was ok and to see when i would be funded my deposit i'm still wanting on that call back today..... other than that the […] house was nice and clean the location was very far away from all the attraction and theme parks. We stayed in a 5 bedroom, three bath home with a pool. The pictures were correct as posted. The home was very clean with plenty of space. Call ahead for what you will need to bring (towels were stocked, but no wash cloths) Zero bugs compared to other homes mentioned. You should check the location. 5 miles can equate to 30 mins from the Majic Kingdom. […] You will need to pick up direction information and then go to the house. We stayed here for a week, what they show and what you get are two different things. With that said, It was a very nice home, Three bedrooms three bathrooms personal pool, full kitchen and more. A few notes, bring your own items, the house is equipped with linens, furniture, pots pans and eating ware thats about it. if you are going to rent thru american homes you should call them before you go with them. The houses that they use are in a 30 mile radius of orlando and depending where you plan to visit the traffic can e really bad. The house I got was in good shape but did not have internet.

This was much better and cheaper than getting a hotel room for all of us for All-Star Weekend. The house was nice and was not far from downtown or Disney. I would definitely choose this option again.

I arrived around noon and was informed that I could not check in until 4:00 PM, which was fine. They said they would contact me when my house was available. They never contacted me. I had to contact them which was after 5 and it took forever to get the information sent to me. I was then given directions to the incorrect house and had to call the emergency […] after hours number - they did call me back and she was very helpful. The house was nothing like it is pictured. It was old and NOT clean - floors not even swept. Sleeps 8 - had a total of 4 towels (5 if you include the kitchen towel) - no hand towels, no washcloths 2 bars of soap that were enough to wash your hands a few times. Two rolls of toilet paper total. Don't expect any frills. I have stayed at a lot of rental homes and don't expect a lot but at least they were clean. It was way South of Orlando with nothing around it. I am sure that is why they couldn't give me the address ahead of time. I was under the assumption that the address they give you on Hotels.com is where the properties are. They are not. You may get lucky and get one of the nicer properties I read about in the reviews. Very nice!!!! It was a 3 bedroom townhouse in kissimmee in a guarded/ gated community! very nice for large families!!!!

Great service at check in. The hostess spent at least 30 minutes explaining how to get to the home and telling me about all the attractions in the Orlando area. The home was very clean and tidy. The neighborhood was quiet and safe. I would definitely recommend this over any hotel as the convenience cannot be beat. The house was big and nice. But full of ants in the beds, in the kitchen, evertywhere.

Horrible location. At least 30 minutes from all the parks. Maintenance, safety and cleanliness of the rooms were terrible. The refrigerator and the dishwasher leaked the entire time. The 5 bedroom that we stayed in had sand in every single bed. There were sex stains on the comforter in the master bedroom. Red ants in the showers and tubs. Pool screens […] ripped. Shower curtains were not sturdy. The pool was disgusting! We weren't even able to use it. The neighborhood wasn't that great. There was barely anything around there to eat. One of the tv's were broken, the phones did not work at all...no dial tone...the emergency numbers to call for assistance were not answered, not enough rags towels to tissue, the heater did not work, froze our butts off....the towels we did have were stained and dirty, no tv in the 3rd bedroom.....they did not provide the building number to my unit, […] so the gate guards had to help us find the room, the lock box that held our information ...room address, home address phone number etc...the lock box was unlocked,......it was NOT a good experience...... A group of friends and I rented the house for 4 days. Its was a beautiful house in a beauiful neighborhood. However there was no dish soap and no extra toliet paper or paper towels for a 6 bedroom house with the prior knowledge of 14 guests. But all in all it was wonderful. Very relaxing everything was. I would definatly book again.

The house we booked exceeded our expectations. The house was located in a gated community and was very well maintained. We elected to rent a house versus a hotel so that we weren't confined to Downtown Disney, which is very crowded. Also renting a 4 bedroom house with a pool allowed us to lounge around comfortably, cook our own food and not have the […] parking costs and problems commonly associated with vacationing at a Orlando hotel. We stayed in the 3 bed/3 bath home without a pool. This property exceeded our expectations. The two story floor plan was very open and spacious and had a covered patio with Barbe-q and seating area. My family of 6 felt right at home because the house offered all the amenities you would need (microwave, coffee machine, toaster, laundry room, baby play […] pen, board games, Barbe-q, DVD & VHS player, and extra towels) at home. The beds were comfortable and clean. The closets were spacious and had hangers, iron and ironing board. The rooms upstairs had their own TV, although they were a bit outdated. The gated community offered a pool, gym, movie theater (free movies), bike rental, Wii room, arcade, pool and ping pong tables, convenience store, basketball and volleyball court. The community was about 5 minutes drive away from grocery stores, restaurants, shopping and the freeway. We are planning to come back and will definitely recommend it. Devamı

Nice, quiet neighborhood. Minor problems with vacation home (broken handrail, broken head boards in room with twin beds, broken backyard fence, etc.), but still quite comfortable.

The home was beautiful and exceeded my expectations. However, we were bumped to four (4) different homes in less than 24 hours and even had to spend the night in a hotel room until we had a final resolution. 1 of of 2 homes was superb! The home I stayed in had dirty carpets and linen. The pool was not heated. The second home I booked for my aunt was what I had expected for both. Clean and a heated pool. Overall, both locations were close to Disney World which was the reason for the trip.

Could not sleep because AC Unit would not cool below 74 degrees F. Too hot to sleep.

This vacation home defenitely exceeded my expectations. The home's location was very convenient near almost any store, restaurants, and gas stations; not to mention 15 minutes away from Disney parks and 20 minutes away from Universal Studios. The vacation home was very nice and clean. It was spacious and comforting to fit our family of 10. The pool […] is not a huge thing, but we loved having our own private, screened, and gated pool. The bedrooms were clean, the beds werent the most comfortable, but really what bed that isn't your own is comfortable? The vacation home had a huge garage, washer and dryer; and did I mentioned that our 3 bedroom had also had a pull out bed from the couch. I would defenitely stay again and I would defenitely recommend it to others...I promise if you have a big family, you will enjoy your stay. Devamı

No estuve muy satisfecha con la atención de este lugar, alguilé una casa con piscina pero no se la pudo usar porque no tenía climatización. Mis requerimientos no fueron atendidos oportunamente sino que tuve que insistir por varias ocasiones y finalmente lo de la piscina que me interesaba por mi grupo familiar no se dio.

Fin plass og nært det meste. Var ingen informasjon om at rekkehuset lå et godt stykke unna der vi skulle hente nøkler (sjekke inn). Vi måtte vente to timer ekstra da de ikke hadde rengjort (iallefall den forklaringen vi fikk). Ble da enige om at vi skulle sjekke ut to timer senere pga dette. Ikke spesielt rent inne, men bra med plass. Veldig lite utstyr […] på kjøkkenet, ingen panne, begrenset med bestikk osv. Dårlig at de ikke ordner med relativt billige ting som oppvaskmiddel, såpe, filter til kaffetrakter, kaffe, oppvaskbørste osv osv. Absolutt alt måtte vi kjøpe inn. Tre stk lyspærer hadde gått hos oss. Tilfeldigvis så jeg en person som jobbet for driftselskapet utenfor dagen etter. Løste seg greit da. Når dagen for utsjekk kom, ble det selvsagt mye krøll. American Vacation Homes hadde ikke sagt i fra om den nye utsjekkstiden til de som skulle vaske og sjekke huset. Fikk en telefon fra dem i tillegg til to personer på døren som ville inn. Mye styr fordi de ikke hadde gjort jobben sin. Begynte å true med ekstrakostnader, men det godtok vi definitivt ikke. Ba dem henvende seg til American Vacation Homes. Løste seg til slutt, men surt å måtte forholde seg til andres feil. Boblebad på baksiden som ikke fungerte. Meget bra fellesanlegg med svømmebasseng og boblebad, treningsrom, spillerom og liten bar.
